Bigg's Barn LLC Rental Contract Terms:

Conduct:

At no time will any verbal or physical abuse be allowed nor any aggressive, violent, loud, or threatening behavior be tolerated. Any such action will be grounds for loss of reservation for that person without a refund and removal from the property if warranted.

 Liability:

Bigg's Barn LLC, its owners or operators, are not responsible for any accidents, injuries, or illness that occur while on the premises or from staying at or visiting Bigg's Barn LLC by any registered guests or visitors. Bigg's Barn LLC is not responsible for the loss of personal belongings or valuables. By making a reservation it is agreed that all guests are expressly assuming the risks of any harm arising from their presence or use of the premises or others whom they invite to the premises. Registered guests are responsible for any damage to the property or missing or broken items caused by themselves, guests, or pets and if required all legal costs, fees, and attorney costs or fees for the collection for damage.

Pets:

Renters are responsible for the costs of any damage caused by their pets including but not limited to, stains, scratches, tears, etc.  At the discretion of the owners, any aggressive behavior toward other pets or persons may require your pet to be kept on a lead at all times when outside or possibly removed from the property.   Male pets should not be allowed to "Mark" their territory in any manner.  Little boxes are required for cats.

Smoking:

There will be a minimum of $500 cleaning fee if smoking has occurred inside. 

Rental :

The renter's status is that of a "Short Term Renter" and not as a "Tenant".  The rental term is limited to no longer than a single 30 continuous day period, an option for renewal may be available at the discretion of Bigg's Barn LLC and does require a new contract. 

Liability Limitation:

The maximum relief available to the client from  Biggs Barn LLC, its owners, operators, or agents, for any and all disputes or breach of contract is expressly limited to a monetary amount not to exceed the amount of money paid for the rental period.
